Job Description Summary

Working under minimal supervision, with a high degree of accuracy and attention to detail, perform reactive and preventive maintenance service to ensure proper operation of campus facilities operations. This person is expected to be fully proficient in their respective trade.

Job Description

Essential Functions:
  • Electrical: performs repairs to electrical systems; performs installation of motors and belts as needed; responds to electrical work requests as needed; performs preventive maintenance on electrical equipment as scheduled.
  • Plumbing: stops overflowing and clogged toilets; unstops showers and sinks; performs repairs to valves, gaskets, and lines (this includes but is not limited to water, sewer, steam and condensate lines); responds to work requests for plumbing services; performs preventive maintenance on plumbing equipment as scheduled.
  • HVAC: performs maintenance and repair on all types of industrial HVAC units; Performs HVAC maintenance functions such as: changing filters and fan belts; adjusting dampers and valves, opening HVAC drains; responding to work requests for HVAC issues; performs preventive maintenance on HVAC equipment as scheduled. Understands and operates Building Management Control Systems.
  • Carpentry: performs carpentry repairs on doors, door hardware, windows, storm window fabrication, walls, shelving, and other carpentry repairs as needed.
  • Ability to serve as a general maintenance technician in assigned buildings, preventive maintenance tasks, and work orders.
  • Ability to work with and communicate with those who are subtly or obviously different from oneself.
  • Performs other duties as assigned.
Other Functions
  • Is considered an essential employee as designated in the Facilities Management Severe Weather Policy.
  • Is subject to recall after hours in the event of campus emergencies, disasters or other special needs as directed by management.
  • Provides excellent service to internal and external department customers.
  • Reports all matters of safety to the appropriate Supervisor and to the Safety Director if necessary.
  • Follows all University and departmental policies and procedures.
Required Education, Knowledge, Skills, Ability
  • High school diploma plus specialized training with three to five years related experience, or equivalent combination of education and experience
  • Proficient knowledge and skills in preventive maintenance, repair, and installation of building systems as needed. These systems include, but are not limited to HVAC, plumbing, electrical, carpentry, and building interiors. Specialization in specific areas may be required.
  • Valid driver's license with a good driving record must be able to meet the requirements of the University's automobile insurance.
  • Ability to effectively communicate in English with students, faculty, and staff sufficient to perform the duties of the position.
  • Ability to read, understand and abide by all safety policies and procedures.
  • Ability to effectively utilize computer software and systems to communicate, monitor, interface, and troubleshoot systems as required.
  • Ability to utilize an iPad or similar device to work with our Maintenance Management System.
Preferred Education, Knowledge, Skills Abilities
  • Technical license and/or certification preferred.
Accountabilities:
  • Responsible for own work only.
  • May be called upon to train entry-level technicians or those who have a different specialty.
Physical Requirements:
  • Heavy work. Talking, hearing, climbing, stooping, kneeling, standing, walking, lifting, pushing, pulling, grasping. Close visual acuity to perform an activity such as operation of machines; using measurement devices; and/or visual inspections of small parts or devices.
Environmental Conditions:
  • Activities occur inside and outside. Subject to hazards.
